You WILL have to sign a listing agreement to get into the MLS, but it will be a service' listing, which will indicate that you get nothing beyond MLS access for the money paid.
In my area, we call such agencies real estate simply because services provided vary with fees paid. You can select from nothing more than MLS access (the least expensive), plus other services as they are offered, each with its individual cost.
You do NOT have to offer a fee to any agent who brings a buyer, but of course, you will get zero showings if you do that, since no one is going to bring you a buyer for free, or for a low commission rate.
Seek out such firms in your area and discuss with them how they will do this, what it will cost, and exactly what they will do if you happen to get an offer this way.

Legally speaking, if a Realtor knows a home is for sale and is suitable for their clients they are suppose to show them the home regardless of the commission, but how exactly is anyone going to prove it?
In this market you need a Realtor. But be careful, its not "a" Realtor you need but a "Good" Realtor. think that Realtors are all the same because they are not. Select your Realtor very carefully as you will most likely be in a minimum 6 month contract and once you sign it, your stuck!
